What is a Property Cadastral Category?
And the Cadastral Registry? Why does it exist?
The Cadastral Registry is a system to classify properties, used by the Italian Revenue Agency ( Agenzia delle Entrate) to categorise real estate, based on their intended use and specific characteristics. It is essential for:
Determining Cadastral Income – Defines the official value of a property based on its classification.
Tax Calculation – Cadastral income is used for taxes like IMU (property tax).
Assessing Property Features, identifying usage and characteristics of the property, and distinguishing Property Types.
So, a Property Cadastral Category is a classification used by the Italian Revenue Agency ( Agenzia delle Entrate) to narrow down the functionality and value of a building. This classification is crucial for determining cadastral income, which influences taxes. At the moment, the Property Categories, for buildings, are the following:
I) - ORDINARY USE PROPERTIES GROUP A (Residential Properties) A/1 - Luxury homes
A/2 - Civil homes
A/3 - Economic homes
A/4 - Popular homes
A/5 - Ultra-popular homes
A/6 - Rural homes
A/7 - Homes in villas
A/8 - Homes in villas
A/9 - Castles, palaces of eminent artistic and historical value
A/10 - Offices and private studies
A/11 - Homes and accommodation typical of the places GROUP B (Public and Educational Buildings) B/1 - Colleges and boarding schools; boarding schools, nursing homes, orphanages, hospices, convents, seminaries and barracks
B/2 - Nursing homes and hospitals (when their characteristics are comparable with the reference type units)
B/3 - Prisons and reformatories
B/4 - Public offices
B/5 - Schools, scientific laboratories
B/6 - Libraries, art galleries, museums, galleries, academies, which are not located in buildings of category A/9
B/7 - Chapels and oratories not intended for the public exercise of religion B/8 - Underground warehouses for the storage of food GROUP C (Commercial & Service Buildings) C/1 - Shops and workshops
C/2 - Warehouses and storage rooms
C/3 - Arts and crafts workshops
C/4 - Buildings and rooms for sports facilities
C/5 - Bathing establishments and healing waters C/6 - Stables, mews, sheds and garages C/7 - Closed or open sheds
II) - BUILDINGS FOR USE SPECIAL GROUP D (Industrial & Commercial Facilities) D/1 - Factories
D/2 - Hotels and guest houses
D/3 - Theatres, cinemas, concert and show halls and similar
D/4 - Nursing homes and hospitals (when due to their characteristics they are not comparable with the reference standard units)
D/5 - Credit, exchange and insurance institutions (when due to their characteristics they are not comparable with the reference standard units)
D/6 - Buildings and premises for sports facilities (when due to their characteristics they are not comparable with the reference standard units)
D/7 - Buildings constructed or adapted for the special needs of an industrial activity and not susceptible to a different use without radical transformations
D/8 - Buildings constructed or adapted for the special needs of a commercial activity and not susceptible to a different use without radical transformations
D/9 - Floating or suspended buildings, secured to fixed points on the ground: private bridges subject to tolls
D/10 - Buildings for production functions connected to agricultural activities III) - SPECIAL USE PROPERTIES
GROUP E
E/1 - Stations for land, sea and air transport services
E/2 - Municipal and provincial bridges subject to tolls
E/3 - Buildings and structures for special public needs
E/4 - Closed enclosures for special public needs
E/5 - Buildings constituting fortifications and their dependencies
E/6 - Lighthouses, traffic lights, towers for making the municipal clock available to the public
E/7 - Buildings intended for public use of worship
E/8 - Buildings and structures in cemeteries, excluding columbaria, tombs and family tombs
E/9 - Buildings for special purposes not included in the previous categories of group
IV) FICTITIOUS CATEGORIES
GROUP F
F/1 - Urban area
F/2 - Collapsed unit
F/3 - Unit under construction
F/4 - Unit being defined
F/5 - Roof terrace
F/6 - Building awaiting declaration
F/7 - Public communication network infrastructures
A property’s category and classification can be checked by requesting a cadastral report ( visura catastale) from the Agenzia delle Entrate, a free online service.
